Mr. Chad Larkins, President
OFX Construction Cleaning 2701 Fairway View Drive, Suite 100

Reference:           Letter of Recommendation

Dear Chad,
On behalf of Manhattan Construction Company, Inc., I would like to commend OFX for the work performed on several of our projects over the past years.

As you know, OFX Construction Cleaning, Inc. provides construction-cleaning services on numerous Manhattan Construction projects.  Completed projects include: Manatee Memorial Hospital (Bradenton, FL), Lanier Elementary School (Tampa, FL), Tinker Elementary School (MacDill Air Force Base), Hillsborough Community College Dale Mabry Campus (Tampa, Florida), Lincoln Academy Elementary School (Lakeland, FL), St. Joseph’s Hospital Ten Story Parking Garage (Tampa, Florida), Kingswood Elementary School (Brandon, Florida) and Moffitt Cancer Research Center at University of South Florida (Tampa, FL).

One of our project managers indicated “OFX's attention to detail put them a step above the rest of the competition in the category of final cleaning.”  On the Countrywide Home Loans project OFX performed their scope of services under very demanding circumstances and time restraints.  Initially, there was concern whether OFX had the manpower to undertake the cleaning of approximately 60,000 sq. ft. of shelving and building exterior in three (3) days.  I am pleased to say your team completed the project and provided Manhattan Construction with a great final product that could be presented to our client.

In each case, our project teams have complimented OFX and your staff on their performance (quality of work), and their service.  As you know, the end and final walk-through of a project can be difficult.  The manner in which your company works with our project teams makes the entire process more manageable.

We would not hesitate to recommend you and your company to anyone looking for a construction cleaning services company.  Again, we thank you for a job well done!

Sincerely,

Frank E. Fralick
Executive Vice President

Finding a Construction Cleaning Company

By Jim Flense- “Millennium Times”

Hiring a cleaning company can be an enigma wrapped in a mystery. When you're faced with the prospect of hiring a cleaning company, keep in mind that you're not alone. Choosing a contractor is never foolproof, but if you ask the right questions, and do the proper homework, your chances will significantly increase. The following tips, from cleaning companies, should help in your search.

• Trust word of mouth.
If your colleagues have had good experiences with a cleaning company, chances are you will, too. "Most of our business comes from word of mouth," says Diane Lease, owner of Lease Cleaning in Grand Rapids, Minnesota. "If a cleaning company is good, the word spreads pretty quickly."

• Ask for references and look for experience
For every cleaner who succeeds, there are dozens more who have failed. To find a dependable and trustworthy company, seek those that have survived and thrived. "Check references and also find out if they show up for appointments -- reliability is so important," says Tony Pope, owner of Countryside Cleaning in Huntersville, North Carolina. "I'd also select a firm with at least five years of experience."

• Do they use the latest in machinery?
According to many cleaning companies, the recent development of new machinery has helped increase speed and efficiency; while at the same time reduce expense and manpower. This translates into savings for you.

• Ask for estimates based on air-conditioned square foot pricing.
So that you know the total price of the property, insist that the estimate be broken out to show per-item costs. And get the estimate in writing. "Some contractors will try to give you an estimate per room, which works to their advantage if some of the rooms are smaller than others," says Gornto.

• Is the equipment safe?
Go out and look at a cleaning companies’ equipment at their place of business. If the machinery appears old or looks dangerous, you might want to move on to another cleaning service. "Homeowners have the right to know that the equipment used around their home will be safe," says Gornto.

Finally, it's simply important to ask as many questions as you can, and ultimately, to feel comfortable with your cleaning company. So be patient, conduct your research and good luck.
